That model exists for a reason, and for some sales it is the right call. Our work starts from a different place. That pedigree matters more than it might seem. A buyer walking through a home in Paradise Point or Mermaid Beach has usually walked through ten others that month. They do not consciously notice the styling. They notice whether the home feels resolved, and producing that feeling is what a design studio does all day.

People call a stylist for one of two reasons. The first is a sale. The home is going to market, photography is booked, and every room has to earn its place in the campaign. The second reason is quieter. The renovation finished eighteen months ago and the furniture never caught up with the architecture. Or the house came furnished and nothing in it feels like yours.

The studio behind the styling

Styling is often sold as an entry-level service. Ours carries the weight of the studio's design work. Tammy Brazel holds a Bachelor's Degree in Design and specialised in residential interiors for eight years before founding Luxxe Interiors in 2019. She is from Runaway Bay, and the practice has stayed close to the northern Gold Coast waterways ever since.

The portfolio backs this up. Luxxe Interiors has completed four homes on the Sovereign Islands, among them residences of more than 4,000 square metres of internal floor area and valued at more than $20 million. Further afield, Luxxe Interiors delivered the interiors of Duddingston Guest House, the Category A listed Palladian house in Edinburgh designed by Sir William Chambers in the 1760s. Why does any of this matter for styling? Because the judgement is the same. Scale, proportion, how a sofa sits against a four-metre window, where the eye lands when a door opens. A stylist who has furnished a $20 million residence brings that judgement to a three-bedroom apartment in Main Beach without charging $20 million for it.

What the service covers

Every engagement is shaped around the home, but the working parts are consistent:

• Furniture selection and procurement, scaled to the room rather than the showroom
• Art, mirrors, rugs, lighting and objects, chosen as a whole rather than piece by piece
• Rearranging and editing furniture you already own
• Colour, material and finish direction where a room needs more than furnishing
• 3D renders and virtual reality walkthroughs, so you can stand in the furnished room before anything is ordered

What presentation is worth when you sell

Your buyer's expectations are set by the competition, and the competition keeps improving. The Australian Bureau of Statistics recorded $1.32 billion in approved residential alterations and additions in June 2026 alone, according to its building approvals data. Somewhere near your Gold Coast listing is a freshly renovated home, and your open inspection will be compared with it.

Owners already treat this as professional territory. The Houzz & Home Australia study found that 94 per cent of renovating homeowners engaged professionals for their projects. Sellers who then present a vacant property are asking buyers to do the one job buyers are worst at: imagining furniture that is not there. Empty rooms photograph flat and read smaller in person. A furnished room answers the quiet questions a buyer carries from inspection to inspection. Does a king bed fit? Where does the family actually eat? What is that odd corner for?

At the top of the market the stakes rise. A waterfront buyer has seen display homes, penthouses and the better end of the street's recent sales. Presentation that would pass in a mid-range listing can undersell a prestige one.

Styling for the home you keep

Not everything we style goes to market. A good share of this work is for owners who are staying: the holiday apartment that needs to stop looking like one, or the new house that still echoes. Because the pieces are procured rather than hired, the result is permanent. You are not renting a look for six weeks.

Where we style on the Gold Coast

Our property styling work follows the water. The northern corridor runs from the Sovereign Islands and Paradise Point through Hope Island and Sanctuary Cove, where wide frontages and large floor plates demand furniture with real scale. Runaway Bay is home ground. Further south we work through Main Beach, Broadbeach Waters and Mermaid Beach, and down to Burleigh Heads, where beach houses ask for a lighter hand. How styling works at Luxxe Interiors

The studio runs every project, styling included, through four stages.

• Discover. We walk the home with you and talk about either the buyer you want or the life you live, depending on why we are there.
• Define. We set the direction and scope, room by room, so you know exactly what is proposed before anything is sourced.
• Create. We source and procure the pieces, with renders where a decision benefits from seeing the room first.
• Complete. Delivery, placement and finishing, timed around your photography and campaign dates if the home is going to market.

One honest note on timing. Because pieces are sourced for the home, lead times are real. If settlement is three weeks away and the house must be staged by Friday, a volume staging company will serve you better. If the sale is worth presenting properly, or the home is yours for the long term, the difference shows.

There is no fixed menu, because no two briefs match. The cost depends on the size of the home, how much of your existing furniture can stay in service, and whether we are furnishing a few key rooms or the whole residence. After the initial consultation you receive a defined scope and a quote before anything is purchased.

What is the difference between property styling and interior design?

Styling works with what the rooms already are: furniture, art, objects, arrangement. Interior design changes the rooms themselves, from spatial planning to joinery and lighting. Luxxe Interiors does both, which is useful when a styling consult reveals that the real problem is a wall, not a sofa.

Is property styling worth it before selling?

Presentation shapes the photography, the photography shapes who turns up, and inspections shape offers. A furnished, resolved home gives buyers a life to respond to instead of a floor plan to decode. The higher the price bracket, the more the buyer expects, and the more an unstyled property costs you in contrast.

Can you work with furniture we already own?

Yes, and we usually prefer to. Good existing pieces anchor a room and keep the budget for the gaps that matter. We edit, rearrange and supplement rather than replacing things for the sake of it.

Do you only style homes that are going on the market?

No. Much of our Gold Coast styling work is for owners who are staying, and those projects often grow out of the studio's design work rather than a sale. If the home is staying yours, the styling is built to last, with pieces you own outright.
